Ordering a closing package through the Blend plugin
Open the loan in Encompass and follow the steps below:
Step 1: Go to Forms, then RegZ - CD.
Step 2: Click Order Docs in the top right.
Step 3: The Closing Docs Audit Screen will appear. After reviewing the Closing Docs Audit, click Order Docs in the top right.
Note: If the Order Docs button is grayed out, please review any required fields and then click Refresh Audit in order to then click Order Docs.
Step 4: Select the documents needed from the list and then click Send.
Note: The Signature Type indicates how the borrower will see the document when it is delivered to their Blend Portal. If the document is Informational, there will be no signature fields. If the document is eSignable, the document will have signature coordinates and for Hybrid and RON, do not require a witness in order to sign. Wet Sign Only designated documents must be signed in front of a notary.
Step 5: Proceed to the following section to confirm the closing details.
Confirm the closing details
Confirm the closing details in the eClosing Management window.
Closing Date
The Closing Date will auto-populate with the closing date that is listed in the RegZ - CD form. The date can be entered if it is blank in Encompass.
Closing Type
Choose between RON, Hybrid, and Traditional.
RON Eligibility Checker
Whether your borrower will have the option for a RON closing may come down to a few factors, such as whether they are supported by state, county, as well as investors.
The RON eligibility tool allows you to consider if the loan is eligible for a RON closing, or if you can instead have a hybrid or paper-based closing as the next best path forward. Refer to RON Eligibility Factors for more details.
Note Signing Type
Select whether to generate an eNote or paper note. For a RON closing, eNote is required. For Traditional, paper note will be the only option. Hybrid loans have the option for eNote or paper.
Pre-Closing or Closing
If Pre-Closing is selected, only the settlement agent will be notified and receive documents. Disclosure tracking will not be updated.
If Closing is selected, both borrower and Settlement agent will receive notifications and receive documents. Disclosure tracking will be updated.
Contacts
There are three tabs for contacts: Settlement Agent, Closer, and Additional Party.
The Settlement Agent and Closer information will be pre-filled if this information is available in the File Contacts in Encompass.
The Additional Party allows you to include any other party that may need to be notified of the closing, such as an attorney, notary etc.
Sending the closing documents to Blend
Once everything has been checked for accuracy, click Send on the lower right corner of the eClosing Management window. This will initiate the process of sending over the closing documents to Blend and sending notifications. Depending on how many documents there are in the package, it may take some time. A progress window will appear.
When finished, a confirmation will appear once all documents have been successfully sent.
And that’s it! In the next step, the settlement agent will log into Blend’s Settlement Agent Workspace and complete the tasks on the loan. And, if the closing package was delivered to the borrower, the borrower will receive a notification that they have tasks to complete as well.
