Truework: Generated Documents

Truework is a consumer reporting agency that provides services to financial institutions and other creditors, including information related to consumer-authorized income and employment information. Truework combines data from a network of reliable data sources to create a seamless consumer experience and accurate verification of consumer information.

Truework report generation

There will be one income report generated per employer and borrower. Income reports will attempt to cover the last two years of income (current year, plus two previous years). All reports will be available for loan teams and borrowers in the Documents tab as soon as they are generated.

Income reports generated from Instant verification

Income reports for the Instant verification method will be generated after borrowers complete the Getting to Know You section, if the verification is successful. A sample report is attached to this article as a PDF (Sample_Truework_Income_Report.pdf).

Note: In testing (beta) environments, the Truework income report for Instant verification will show "Smart Outreach" for Completion Method. The Completion Method will correctly identify as Instant in production environments.

Income reports generated from Credentials verification

Income reports resulting from the Credentials verification method, including MyPay, will be generated after the borrower accepts the pre-filled income in the Income and Employment section of the application. The Completion Method for verifications that used the Credentials method will say "Credentials." A sample report is attached to this article as a PDF (Sample_Truework_Credentials_Income_Report.pdf).

Leave and Earnings Statement (LES)

Truework will deliver up to six LES documents for each borrower that uses the MyPay integration for military income. 

Employment Report

An Employment Report is generated when loan teams reverify employment through the lender application. A sample report is attached as a PDF on this article (Sample_Truework_Employment_Report.pdf). It is only possible to generate an employment report through the re-verification workflow.

Pre-approval vs. Full (Upgraded) Reports

Pre-approval reports

A pre-approval report will be generated when income is verified before ITP. The report will not include a Reference ID, and will indicated at the bottom of page 2 that the report is for pre-approval purposes only. A sample report is attached as a PDF on this article (Sample_Truework_Prequal_Report.pdf)

Though the pre-approval report does not show the GSE Reference ID in the document, the number will be included in the MISMO file for the loan so that the income data will be available for AUS runs before the upgrade event.

Note: The pre-approval report will only be available to customers using Truework's prequalification product. Contact your Blend representative if you are unsure which products are included in your contract.

Full (Upgraded) reports

Full income reports include a Reference ID at the top and do not mention "pre-approval". A sample report is attached as a PDF on this article (Sample_Truework_Income_Report.pdf).

For customers who do not use Truework's prequalification product, the full report will be generated when Truework returns a successful hit from the borrower- or lender-initiated verification methods.

For customers using Truework's prequalification product, an upgraded report will be generated after the loan reaches Intent to Proceed (ITP). Any prequalification reports that were generated before ITP will remain in the Docs tab, as well.

The trigger points for ITP for lenders issuing disclosures in Blend

For lenders who issue disclosures in Blend, the full application report will be triggered when a borrower signs their initial disclosures package (packageType = “INITIAL_LOAN_ESTIMATE”). This will be the default trigger.

The trigger point for ITP for lenders issuing disclosures outside of Blend

For lenders who do not use disclosures in Blend, the full application report will be triggered when an ITP event is passed to Blend.

Note: Contact your Blend representative if you are unsure which Truework products are in your contract and to understand how ITP is being triggered in your environment.

Document types (doctypes)

Document types (doctypes) refer to the enumerated values that are available as part of the documents API. doctypes are not the same as the document name that's visible in the borrower or lender UI.

The VOI doctype is BLEND_INCOME_VERIFICATION 

The VOE doctype is BLEND_EMPLOYMENT_VERIFICATION 

The VOI pre-approval report doctype is BLEND_PREQUAL_INCOME_VERIFICATION
