Purpose of Update and Benefit:
Up until now, the exchange of documents, data, and other information with notaries handling hybrid and traditional closings has taken place outside of Blend. This can lead to a disjointed workflow and make it difficult for notaries to always have the most up to date information about a closing. With this update, we are introducing a dedicated workspace for these notaries to view closing details and receive closing documents.
Current Behavior: N/A
New Behavior:
For any hybrid or traditional closing, a settlement agent can use the ‘Share closing package’ task in the Settlement Agent Workspace to share a closing with a notary. The settlement agent can enter first name, last name, and email address, and select “Notary” from the Role dropdown menu.
Once they click ‘Share,’ the contact information of the notary with whom they have shared will be populated in the ‘Contacts’ tab under the ‘Other Contacts’ section. The notary will also receive an email letting them know that a closing has been shared with them.
If the settlement agent shares with a notary who doesn’t yet have a Notary Workspace account, they will receive an email requesting that they activate their account. As part of the activation process, the notary will be prompted to enter their contact information, which will be stored in their profile and can be edited at any time.
Once the notary logs in, they will see a pipeline view (with sortable columns) of all of the closings that have been shared with them.
When they click into a closing, they will see a header containing closing details, an ‘Overview’ tab with a documents section, and a ‘Contacts’ tab with names and email addresses of closing parties (i.e. borrower, lender, settlement agent, etc.). For hybrid closings, the eSign documents (along with signing status) and ink sign documents will be shown in two separate document cards.
