General Functionality
Will Blend's new direct integration replace our existing reliance on Encompass plugins?
Yes, the new fully Blend-owned end-to-end Encompass integration package is designed to completely eliminate the need for Encompass plugins and the Encompass SDK, including for disclosures. This new integration supports Encompass Web.
Is there a new configuration file in Encompass, or are the configurable settings in Blend?
Most configuration will be in Blend, with some limited configuration in Encompass.
Will our requirements for TRID change?
We are not currently expecting any changes to TRID requirements.
Does Blend have options to do loan boarding from Encompass to third-party servicing platforms?
We have done work with some customers to retrieve data from a Servicing platform mostly to help prefill new applications. Getting the completed and closed loan file into the servicing system is still something our customers do via their LOS.
The previous Encompass integration keeps loan officer, processor, and borrower assignments in sync between Blend and Encompass in real time, supporting accurate pipeline management. Does the new Encompass First-Party Integration work seamlessly and will it require additional work to keep the assignments in sync?
It will need to be set up, but customers can expect the same behavior.
Loan Data & Updates
What information is transferred from Blend to Encompass during an initial application sync?
The initial data export uses the MISMO v3.4 file format, collecting borrower information and transferring it along with corresponding documents to Encompass when triggered by events like borrower submission, lender export, or TRID being triggered in Blend.
How does the integration handle ongoing updates to loan files in Blend after the initial export?
The "Loan Updates" feature allows data to be exported from Blend even after the initial transfer, keeping the application page editable in Blend until TRID is triggered or the loan is manually exported/locked. This ensures the most current information is reflected in Encompass.
Can specific triggers for loan data updates be disabled if desired?
Yes, it is possible to turn off specific event-based exports or triggers for loan updates.
Which fields can be synced back from Encompass to Blend?
Blend can listen for and sync changes made in Encompass for key fields such as Loan Amount, Purchase Price, Down Payment Amount, Property Address, TRID Triggered Date, Current Assignee(s), Current Milestone, Archive Status, Borrower Pairs/Non-Borrowing Owners, and Conditions. This is not a full two-way sync but ensures critical data remains updated in Blend.
Can a Non-Borrowing Owner’s email be updated without having to delete the entry in Encompass and re-entering it?
Yes!
Can we configure when these Non-Borrowing Owners get invites? Sometimes they just need a link to join the closing process and don't have a task to complete.
The NBOs will only be invited to their Blend portal when a task is assigned, so you can add them to the file at any time, but they won't be invited into the Blend portal until their first task is issued, which could be the Closing.
What happens if an Encompass field, typically calculated automatically, is sent from Blend with a value?
Certain Encompass fields (e.g., Proposed Other Mortgages Amount, Proposed Mortgage Insurance Amount, First Mortgage P&I) will be locked in Encompass if a value is present in Blend before the loan is exported. This is because Blend cannot directly set these calculated values and ensure accurate recalculation. Users can, however, manually override these locked values in Encompass if needed.
Condition Sync FAQs
What types of conditions are supported for syncing from Encompass to Blend?
The sync supports conditions that request documents, specifically corresponding to Blend follow-up types such as DOCUMENT_REQUEST, ASSET_STATEMENT, PAYSTUBS, TAX_RETURN, and W2.
Will follow-ups that originate in Blend sync to Encompass?
The sync allows for conditions to sync from Encompass to Blend. Documents that are delivered by borrowers for these conditions will sync from Blend to the Encompass eFolder that is mapped to the condition, but there is no other information that will sync from Blend to Encompass.
Can Encompass Condition Sync be used for documents that require eSignature?
No. At this time, we can only sync conditions that are document requests or the Asset Statement follow-up.
If multiple conditions are mapped to the Asset Statement follow-up, will multiple of these follow-ups appear in the borrower task list?
In this case, only 1 asset statement follow-up will appear in the borrower’s Tasks list.
Is it possible for Condition Sync to only remove existing follow-ups that are duplicates of the new conditions from Encompass?
At this time, incomplete follow-ups can be removed or left as they are. There is no additional logic for the removal that will only target potential duplicates.
Is this sync only applicable to conditions that are shared between Blend and Encompass?
No, conditions that are synced from Encompass do not need to have a Blend equivalent. Whatever the loan team includes in the condition in Encompass will be sent to the borrower through Blend.
Can I customize the user experience for the follow-up tasks?
No, that is not in-scope for the Encompass Condition Sync feature. The borrower experience is included in this guide for reference only.
Can eConsent be synced from Encompass to Blend for follow-up apps?
Yes!
Is there a way to have Encompass tell Blend once a condition/Follow up is cleared automatically?
Yes, the Encompass Condition Sync feature will do this.
We don't allow Encompass users to send follow-ups via Blend. Does Blend have a way to remove the Follow-Up Only loans option in the Encompass portal?
Not today. But if the loans have already been exported from Blend to Encompass then nothing will happen if they go to Blend under services.
If a follow-up is requested in Blend, do we update Encompass that follow-up has gone out (Pending)?
Not today.
What happens to automatically-generated Blend "Intelligence" follow-ups when Condition Sync is active?
By default, incomplete follow-ups that were automatically added by Blend Intelligence will be deleted when Condition Sync initiates. This is done to prevent duplicate requests, as Blend Intelligence follow-ups are not pushed to Encompass. Customers have the option to disable this deletion.
Partner Document Delivery FAQs
The prerequisites for the Blend <> Encompass integration indicate that customers need to set up a Consumer Connect site. How will the Consumer Connect site be used?
Establishing a Consumer Connect site is a technical requirement from the Encompass-side. The site will not be used by Blend for document delivery.
Can Encompass users preview documents before they are delivered to Blend?
Yes, you can view docs once generated in the eFolder before sending. Blend does not get the documents until you complete the process and hit send.
Can Encompass users create standard loans in Blend through Post-Submission Loan Creation?
Post-Submission Loan Creation can only create follow-up only loans today.
Will Partner Document Delivery be compatible with Encompass SmartClient?
Partner Document Delivery requires the use of the Web eFolder. The Web Folder is a configurable option within Encompass SmartClient in the Encompass 25.2 release.
How does the data permission work if the LO is in the file as the borrower is signing?
These events will be retried if the loan has an exclusive lock at the time to ensure Encompass is updated.
With the Encompass first-party integration, is there a way to enforce custom Encompass rules we have today on the eDisclosures button (required fields to disclose) in the web disclosures process?
Yes. You would do this through the Encompass Loan Audit to ensure all Required audits were cleared before the user could disclose.
Can we set Blend as the default send option?
No. ICE will have to make this a configuration.
Can disclosures be sent to all borrowers all at once, instead of having to send them to each borrower individually?
Not from the Web eFolder, but we have some other capabilities coming soon in this area.
