Credit and AUS Reissue

Customers can enable a feature that allows those who have enabled Credit or AUS within Blend to also have these services run directly in Encompass as a reissue to ensure that all data matches between Blend and Encompass. 

Credit Reissue can be enabled for the following exports: 

  • Credit pulls upon borrower submit 
  • After a lender manually exports a loan if credit pulled prior to export 
  • Credit pulls that happen post initial export with loan updates enabled

AUS reissue requires loan updates (AUS Run Completed export trigger) to be enabled.

When pulling credit or running AUS in Blend, Encompass will automatically be updated using the same reference IDs and credentials used within Blend.  Blend is not mapping these fields in Encompass, rather we are making an API call to Encompass to “reissue” credit or AUS.  This is the same functionality as if you were to issue or reissue credit or AUS from within Encompass’s SmartClient.

 

Expected Behavior - Credit

You will find the borrower’s credit report in the eFolder. This document is imported by the Credit vendor and does not originate from Blend. You will likely observe the original copy that was imported by Blend (Kensie Mae or NextGen document sync as well). Credit information (that appears on Borrower Summary - Origination) is added/updated in the loan by the standard loan export/update process and not the Credit Reissue process). Liabilities are also imported into Encompass with Credit reissue.

You will find the credit reference number populated when you visit the vendor’s credit ordering screens in Encompass. This will allow additional reissues if needed directly with Encompass.

For customers using Credit Reissue with Encompass NextGen integration, we will now be able to automatically populate FACTA on the loan from the credit pull.

Expected Behavior - AUS

Each time AUS is run in Blend, you will see a record in the AUS tracking history table (found by going to Tools → AUS Tracking) and the Rep and Warrant Tracker (Tools → Rep and Warrant Tracker) updated in Encompass. Note that the submission number will always be incremented by 1 in Encompass from the run in Blend.

When you “Request Underwriting” and choose Freddie Mac’s Loan Product Advisor System to System, everything will be populated automatically.

Known Issues

If only LPA is run in Blend and later it is attempted to run DU directly in Encompass, the DU run in Encompass will fail. To avoid this issue, run DU in Blend first.

FAQ

Does this process require an exclusive lock on the loan in Encompass?

• Yes! If a user is in the loan in Encompass, the reissue will fail. We are looking at making this more evident in Blend in the future similar to when a loan export fails. Please expect this process to take up to 1 minute to complete after running AUS in Blend to ensure the loan is fully updated.

Will this feature support Dual AUS in Blend?

• Yes! If Dual AUS is run, DU and LPA will both be reissued in Encompass. DU will run first, followed by LPA. In the AUS Tracking tool, LPA will show as the most recent run.

Can I map both DU and LPA case file IDs to the Transmittal Summary form in Encompass?

• No. At this time, Encompass only supports a single reference ID for AUS, however the AUS Tracking History will show the data of all prior runs.

Does this process support joint and individual credit reissue for multiple borrowers?

• Yes! Based on your selection within Blend, credit will be reissued accordingly in Encompass. 

Can a customer use credit or AUS reissue independently or do they need to use both?

• Yes, these can be used independently. For example using just credit reissue will allow more seamless runs of AUS in Encompass if the customer is not running AUS in Blend and they will not need to copy the credit reference number into the DU or LPA screens. Once the feature is enabled globally, it will work with any credit and AUS runs that happen in Blend.
