Suppress Loan Estimate Notifications for Non-Borrowing Owners

Purpose of Update and Benefit: When a non-borrowing owner is entered in Empower, Blend currently sends them the same Loan Estimate notification and document review task as any other third-party recipient. This update gives lenders the ability to suppress those notifications, while preserving all delivery to borrowers and other third parties.


Current Behavior: When a Mortgage Loan Estimate package (Initial or Revised) is issued, non-borrowing owners entered in Empower (through Contact Information or Interested Parties) receive the "ready" email notification, any reminder emails, and a document package review task, the same as any other third-party recipient.


New Behavior: When suppression is enabled, the following nine non-borrowing owner party types no longer receive the ready email, reminders, or document review task for the Initial or Revised Loan Estimate:

  • Non-Title Non-Spouse Ownership Interest

  • Non-Title Spouse

  • Spouse (when entered as a third party, not a co-borrower)

  • Title Holder

  • Title Holder Trustee

  • Title Holder Settlor Trustee

  • Settlor

  • Settlor Trustee

  • Trustee (when trust holds title to the subject property)


Borrowers and co-borrowers are not affected. Other third-party recipients (such as real estate agents, appraisers, and settlement agents) continue to receive the Loan Estimate as before. Non-borrowing owners continue to receive Closing Disclosure and right-of-rescission notifications.


Note: Suppression applies to all non-borrowing owners on a loan. There is currently no option to exclude individual non-borrowing owners from suppression.
