Loan Purpose-Specific Application Templates for Mortgage

Purpose of Update and Benefit: Mortgage loans currently use a single default application template regardless of loan purpose. This means a Refinance loan and a Purchase loan present the same application sections, even when lenders prefer different sections or requirements for each.


This update allows lenders to configure a distinct default application template for each Mortgage loan purpose, so borrowers are guided through the most relevant application experience based on their loan purpose.


Current Behavior: All Mortgage loans use a single default application template, regardless of loan purpose. There is no way to configure which application sections appear for each loan purpose.


New Behavior: When enabled, lenders can configure a separate default application template for each Mortgage loan purpose. Supported loan purposes are: Purchase, Refinance, Bridge, Construction, and Land/Lot.


Each loan purpose can be assigned its own template, or it can inherit the default Mortgage template if no purpose-specific override is configured.


When a borrower selects their loan purpose during the application, the system automatically applies the matching template. If no purpose-specific template is configured for the selected purpose, the borrower continues on the default Mortgage template.


The application template is determined by the loan purpose that is selected within the borrower application. Changes made to the loan purpose in the lender portal do not affect the template.
