Traditional paper-based fallback or Hybrid closings
After completing a Hybrid or Traditional closing, the settlement agent will be asked to upload the documents that were ink-signed in the presence of the notary.
Hybrid/Traditional paper-based fallback Closings, Lender-uploaded Closing document notifications and download
When closing documents are provided by the lender for the loan, the settlement agent is notified via email. The closing documents will be available within the individual loan view for download at any time, they can also access instructions for the closing.
For hybrid transactions, the closing documents will be split into those that need to be ink-signed by the borrower and those that should be signed electronically ahead of the closing ceremony by the borrower.
When the borrower wet signs any documents, the settlement agent will upload these documents through the tasks/upload additional documents link.
When the borrower has an available electronic signing task that is not yet completed, the settlement agent will see a highlighted notification in the portal stating the task is not yet completed.
If a settlement agent uploads completed ink sign documents and the electronic tasks are not yet completed, they will be promoted to indicate if the eSign documents are included in the ink sign package or if they will be reaching out to the borrowers to remind them to complete the electronic signing task.
When the borrower signs the electronic documents, the settlement agent will be notified via email, and the signed documents will be available for download.
For Traditional paper-based fallback closings, the settlement agent will receive the closing package with the designation to print it out for the closing ceremony.
